The two areas to focus on when upgrading your home is the kitchen and bathroom. That doesn’t mean you have to go all out, as there are more affordable ways to upgrade and to still make a big impact.

Start with replacing smaller items, such as drawer handles and faucets and move on to revamping your cabinets and resurfacing them.

You can do the same to give your bathroom a fresh look.  Replace any broken tiles or re-tile using vinyl tiling, which can be used directly on top of  flooring, that you already have.  If you have any loose towel racks or toilet paper holders, make sure to re-tighten them.  If your shower needs renovating, a cheaper way to go about it is to fit a pre-fab cover, instead of a complete shower overhaul. Lastly, do a deep clean and touch up on re-grouting, if a good cleaning doesn’t do the job.

Do: Landscaping

There are many ways to give your home instant curb appeal to draw in potential buyers.  Maintain the lawn, plant fresh flowers and trim back trees and bushes. Maybe, you can hang some hanging plants or bird feeders. You could also drop in some pretty rocks or plant succulents, which are low-maintenance and will keep spaces well maintained.

Don’t: Finish The Basement

You will not benefit from finishing such a major project before selling. It will not only end up being a lengthy project without much return but what you also need to consider, is that most homebuyers would prefer to do the job themselves anyway, that way they can make the space their own. The best thing to do is to account for the unfinished space within you’re pricing.

Don’t: Add a Patio, Deck or Pool

Adding a pool can be costly and will not add a huge increase to the pricing of your home and could also be a major safety issue for potential buyers that have small children.  Whilst it could be a welcome feature for some, it could also discourage others.  Not everyone can be bothered with the idea of having to maintain a pool.

Adding a deck can also be an expensive addition that will again not give you much return. By leaving any open area spaces for the new homeowners to decide what they want to do with it, would be a better option.  In the meantime, for less expense and to makeover the space, try utilising the spaces by adding pretty stones, plants or pavers.

Don’t: Do A Major Renovation to The Kitchen or Bathrooms

Unless you have experienced some sort of water or fire damage, doing a complete overhaul  would be a waste money.  After all, spending more will not guarantee someone to buy my house but for many homeowners, a credit to the home price would be more beneficial, so that they can upgrade on their own terms.
